Project: Newgate Motors: Mercedes Benz Show Room

This project was developed by Mr. Jim Ring & Mr. Gerry O’Connor and designed by John Fleming Architects in late 2000. Their imaginative design concept looks spectacular from the busy main N4 Navan Road.

A Preliminary Budget was established at concept design stage which included a new road junction onto the N4 Road. The Client wished to negotiate the Contract with a preferred Builder. This office advised on tendering as a means of acquiring a more competitive quotation which on receipt of Tenders proved to be beneficial to the Client.

On receipt of Tenders, the Client required a number of changes to be made which were negotiated and after a slightly extended Programme the project was completed successfully in 2002.

As Project Surveyors it was quite challenging to be involved in this “one of a kind” commercial project. On agreement of the Final Account, all (including the Client) were delighted with the outcome even though the building size, specification details, etc. changed (as do most building projects).

This project was a milestone for Basil Conroy & Company which, at the time was a small dynamic company and which is continuing to grow rapidly. Many of the Consultants involved in Newgate Motors still benefit from our wide range of services on various building projects and current ventures.

Project: DCU Student Accommodation, Shanowen Road, Santry, Dublin 9

In the summer of 2002 work began on this development which comprised of the construction of 56 student apartments in 3 blocks following the demolition of existing warehouse units. The development was completed in May 2003.

Project: Hamlet Lane, Balbriggan, Co. Dublin

Mixed development, commercial, community facilities and housing.  The development consists of 3 no. five storey perimeter blocks organised around a shared courtyard on an overall site of 1.2 ha. This mixed development of ground floor retail and residential apartments, incorporates surface and underground parking as well as communal landscaping. Hamlet Lane forms part of the National Development Plan for Balbriggan
